Letter of Reference –Jim Parsons

I recently bought a property in Victoria, Canada, remotely, without ever leaving my home in Europe. After extensive

web research and checking history and recommendations of other agents, I finally decided on Jim Parsons to act

as my agent. This turned out to have been one of my best ever decisions.

From the very beginning, Jim's advice and advanced web interface allowed me to filter new properties coming

onto the market to my exact requirements. Every time something came on the market I received an email and was

able to check it's suitability. After a few months and further research and remote advice from Jim, I knew exactly

the value of properties, the best areas and what the best value buys were.

I finally gave Jim a list of five properties that I was interested in and asked him to check them out. Within two days

he had visited all the properties, given me valid reasons why I should exclude three of them and narrowed the

choice down to two. He was very enthusiastic about one in particular and sent me his own very detailed photos

and information with his recommendation to put in an offer immediately.

During the offer negotiations Jim was extremely quick dealing with the seller and assessing how far he could

reasonably push the price down. After obtaining two price reductions his insight was that I should accept the offer

as other buyers would certainly offer more. My offer was accepted and as it turned out the seller did subsequently

receive higher offers as Jim had assessed.

Later, during the closing process, I had some very particular lawyer problems that could not have been resolved

without Jim's help. The first problem came when my European bank, in order to release funds, needed written

assurance from my lawyer that the funds they were providing were going to purchase the property as described, a

simple thing I would have presumed. After wasting a great deal of time the lawyer refused point blank to act for

me, such that the funds could not be released. After persistently attempting to convince the lawyer to provide what

was needed, Jim quickly realized it was pointless and called around to other lawyers of my behalf. He finally secured

a second lawyer to provide documentation such that the funds could be released.

The second lawyer problem came when the lawyer would not accept my already notarized identity documentation,

having his own interpretation of what the identification should be, and would not allow the funds to be sent to his

trust account. Jim again came up with the solution by arranging a special agreement with the seller that the funds could be

channeled via the REMAX trust account. Also due to Jim's constant pressure on the lawyer to be more reasonable we

finally got the lawyer to agree to a compromise solution on the identification process.

After a lot of stress, we finally got everything in place one day before completion date.

I know from running my own business that I am a very demanding customer but I can honestly say that Jim far

exceeded the very high standards I expect. His response time is immediate, his professional insight is spot on and

his negotiating skills are second to none and he always has a plan B.

I know that Jim put in at least twice the work he should have reasonably been expected to on this purchase, and

got involved in areas that really should have been my responsibility. I'm certain with any other agent I could easily

have ended up losing my deposit so I am very grateful. I think that the greatest sign of his character is that we

have actually become friends through the whole stressful process.

I thoroughly recommend Jim to any prospective buyer, especially when things start to go wrong.
